CHICAGO — Amazon’s large-format retail strategy is gaining momentum in suburban Chicago, with a second major store now proposed in Oak Brook, according to the Chicago Tribune.
Village officials are reviewing plans to redevelop a 22-acre office site along Butterfield Road into a roughly 225,000-square-foot Amazon retail store, alongside a 150,000-square-foot, two-level flagship from Ashley Furniture Industries. The project would replace seven aging office buildings, several of which have been vacant for extended periods.

The Oak Brook proposal comes after Amazon’s nearly 229,000-square-foot superstore in Orland Park was announced, making it the second Chicago-area location for the new concept. Village leaders stated that the store would be retail-only, with no warehouse distribution.
Officials highlighted projected sales tax increases as a major advantage for Oak Brook, which does not impose a municipal property tax. The proposal will then be reviewed by the Planning and Zoning Commission and open to public input. If approved, demolition could start later this year, with construction continuing through 2027.
For chain drugstores and mass retailers, the move indicates Amazon’s ongoing effort to expand its physical retail presence in busy suburban areas.
